Umtamvuna View Cabanas
Self-Catering Accommodation
Guest Admission & Conduct Policy:
- The right of admission is reserved.
- The owners and management of Umtamvuna View Cabanas retain the authority to request any guest to vacate the premises immediately if necessary, due to disturbance, property damage, or unruly or antisocial behaviour.
- Discrimination of any kind, including based on race, gender, marital status, sexual orientation, or disability, will not be tolerated.
Water Conservation Notice:
- The Lower South Coast is currently experiencing water shortages due to issues managed by the City Council/UGU Water Board.
- While Umtamvuna View Cabanas has storage tanks available for guests, we kindly request that all guests use water responsibly to help conserve this essential resource.
General Terms and Conditions
Check-In
- Check-in time is after 2 pm (14H00). Late check-in must be arranged with Management
Check-Out
- Check-out time is strictly 10:00 AM or earlier to allow sufficient time for room preparation before the arrival of the next guest.
- Late checkouts will incur an additional charge of R125 per hour beyond the designated checkout time.
Room keys during long-term stay
- Guests staying for an extended period are required to lock their rooms whenever leaving the premises.
- Each guest is responsible for keeping their assigned set of keys for the duration of their stay.
Lost key or damage to locks
- A fee applies for the replacement of lost room keys or damaged locks.
- The replacement cost is R200 for lost keys and R250 for a lost remote.
- Payment must be made immediately upon replacement.
Smoking
- Smoking is strictly prohibited inside any of the Cabanas.
- Guests may only smoke in designated outdoor areas, such as verandas and barbecue spaces.
- Please use the provided ashtrays for the proper disposal of cigarette waste.
- Failure to comply with the no-smoking policy may result in additional cleaning charges to maintain the quality and comfort of shared spaces for all guests.
Abuse of facilities
A cleaning fee of R500 will apply in cases of excessive damage or neglect, including but not limited to heavily soiled bedding, stained carpets or walls, broken windows, damaged furniture, scratched or marked surfaces, broken appliances, damaged fixtures, missing or broken kitchenware, and excessive dirt or spills requiring deep cleaning.
Refund Policy
- No refunds will be issued for early departures.
- No refunds will be provided due to disruptions in water supply caused by the UGU Water Board, electricity outages related to Eskom, or the breakdown of air conditioners, appliances, or other equipment resulting from weather conditions or other factors beyond the property owner's control.
- In the event of an unanticipated disruption to water or electricity supply, management will take all reasonable steps to restore service as quickly as possible. If the disruption is extensive and significantly impacts a guest’s stay, a refund or partial refund may be offered based on the duration of the interruption.
- In the event of natural disasters, unforeseen emergencies, or government-imposed restrictions, refunds will only be considered at the owner's discretion and on a case-by-case basis.
Cabanas
Rooms are designated for accommodation purposes only. Business activities or any other use require prior consent from Umtamvuna View Cabanas management.
The number of occupants per room must not exceed the stated reservation limit.
Visitor Policy
Guests must not entertain visitors anywhere on the property without prior authorisation from management.
- All guest visitors must complete an indemnity form before entry.
- Visitors must vacate the property by 10:00 PM without exception.
- Visitors are not permitted to stay overnight under any circumstances.
Lighting & Electrical Appliances
Lights are provided in multiple areas for the convenience of our guests. Kindly ensure that all lights and electrical appliances, not in use, are switched off before retiring for the night or leaving the premises.
Air conditioners and fans
- Air conditioners and fans must be switched off before leaving the Cabana.
- For Cabanas equipped with air conditioning, doors must remain closed while the unit is in use.
- If an air conditioner or fan is left on while guests are away, management reserves the right to enter the Cabana and switch it off.
Towels
Cabana towels are strictly for indoor use only and should not be used at the swimming pool.
TV/ DSTV
All Cabanas are equipped with flat-screen TVs and DSTV basic plans.
Parking
- Parking is available free of charge for guests staying in the Cabanas.
- Guest visitors may not use guest parking without prior approval from management.
- Please do not leave valuables inside your parked vehicle. Umtamvuna View Cabanas cannot be held responsible for theft or loss of items left in vehicles.
Toilets
Please do not flush any foreign material, such as cigarette buds, cotton buds, tampons, sanitary pads, disposable nappies, or any other material aside from toilet paper. Charges will apply for any blockages caused by improper disposal of materials in the toilets.
Common Area Guidelines
The swimming pool, and braai area are common areas that guests are encouraged to use for relaxation, while respecting the following rules:
Braai
- Guests are to ensure that the braai area is clean after use, leaving it as it was found.
- Guests are to ensure that lit fires are never left unattended.
Swimming Pool
- No glass items should be used whilst in the pool. Glass items used in the pool area should be done so with care. Any breakage must be reported to management for further cleanup.
- The pool is available for guest use only and is accessed at their own risk.
- Pool hours are 08:00 AM to 08:00 PM. Access outside these hours must be arranged with management.
- Children must be supervised by adults at all times.
- Guests must maintain cleanliness and hygiene within the pool area.
- Noise levels must remain considerate, as guest rooms are located directly above the pool.
- Guests are asked to be considerate of others in the pool area, allowing everyone to enjoy the space.
Your Liabilities
When you arrive at your Self Catering accommodation, you can expect to find it clean and presented in a neat and tidy fashion. Whilst we at UVC appreciate you are on holiday, You will be expected to leave the Cabana in a similar condition to how you found it on arrival. We always provide cleaning equipment to enable you you to sweep the floor and wipe down any dirty surfaces during your stay. While we do not expect you to leave the area sparkling, we do expect dishes to be washed before departure.
Should you need a housekeeper to do this, A cleaning fee will be charged before departure.
– We will hold you responsible for any damage or loss caused to our property by your acts or omissions, default, accident or neglect. By booking with us you agree to indemnify us and to pay us on demand an amount reasonably required to make good or to rectify such damage or loss caused by you
– Please report any accidents or incidents to the guest house management in connection with any property damage.
General incapacity
– Umtamvuna View Cabanas cannot be held liable if any of the following events or conditions prevents the guest house from fulfilling its obligation to guests. However, We will do our best to take necessary steps to minimize disruption and discomfort to guests under these conditions:
1. Unanticipated interruption to electricity, water, sewage to and from the guest house;
2. Industrial actions, civil uprising or criminal activity;
3. Fire, frost, flooding, wind or any other force major event.
4. Electrical outage due to load shedding or any other failure caused by the electricity department
5. Lack of water as a result of Municipal supply or incapacity
Because we have several guests, we ask you to respect each other concerning cleanliness of the common areas and noise level. If we receive complaints, you will be given a warning. Further complaints are subject to the termination of stay. We reserve the right to end a reservation if a guest becomes a disturbance/nuisance to others including management. No refunds will apply for this behaviour

Environmental Policy
– The owners of Umtamvuna View Cabanas are dedicated to the protection of our planets resources and would encourage our guests to help us by:
· Switching off lights, fans, air conditioners when not in use;
· Ensuring that taps are always turned off after use; Use water sparingly
· Avoiding the unnecessary use of towels – just use what you need
· Do not throw empty bottles out of the car window
